Je to poprv\u00e9 od poloviny roku 2009, co\u017e je p\u0159edev\u0161\u00edm zp\u016fsobeno zv\u00fd\u0161enou konkurenc\u00ed projekt\u016f v centru m\u011bsta. Dal\u0161\u00ed m\u00edrn\u00fd pokles lze o\u010dek\u00e1vat v pr\u016fb\u011bhu roku 2014. Vzhledem k\u00a0p\u0159edpokl\u00e1dan\u00e9 nov\u00e9 nab\u00eddce na trhu o\u010dek\u00e1v\u00e1me, \u017ee si n\u00e1jemn\u00edci nad\u00e1le budou udr\u017eovat p\u0159evahu v\u00a0jedn\u00e1n\u00edch, jak tomu bylo v\u00a0pr\u016fb\u011bhu hospod\u00e1\u0159sk\u00e9ho \u00fatlumu. Velkorys\u00e9 nab\u00eddky pronaj\u00edmatel\u016f budou i nad\u00e1le nutn\u00e9 k\u00a0zaji\u0161t\u011bn\u00ed nejlep\u0161\u00edch n\u00e1jemc\u016f. O\u010dek\u00e1v\u00e1me pokra\u010dov\u00e1n\u00ed tr\u017en\u00edch trend\u016f v\u00a0pob\u00eddk\u00e1ch. V\u00a0p\u0159\u00edpad\u011b kancel\u00e1\u0159\u00ed st\u0159edn\u00ed a ni\u017e\u0161\u00ed kategorie dosa\u017eiteln\u00e9 n\u00e1jemn\u00e9 m\u016f\u017ee klesat z\u00a0d\u016fvodu rostouc\u00ed neobsazenosti a konkurence mezi pronaj\u00edmateli v\u00a0tomto segmentu. Tento trend bude nejv\u00edce patrn\u00fd v\u00a0centr\u00e1ln\u00ed lokalit\u011b.<\/p>\n<h2>Nab\u00eddka\u00a0nebytov\u00fdch prostor v Praze<\/h2>\n<p>Ve t\u0159et\u00edm \u010dtvrtlet\u00ed 2013 byl dokon\u010den jeden nov\u00fd kancel\u00e1\u0159sk\u00fd projekt &#8211; BB Centrum G<br \/>\n(5 500 m<sup>2<\/sup>) v Praze 4. B\u011bhem t\u0159et\u00edho \u010dtvrtlet\u00ed 2013 do\u0161lo k zah\u00e1jen\u00ed v\u00fdstavby kancel\u00e1\u0159sk\u00e9 budovy Metronom (30 000 m<sup>2<\/sup>) v Praze 5. Stav\u011bn je na spekulativn\u00ed b\u00e1zi.<\/p>\n<p>Do konce roku by m\u011blo b\u00fdt dokon\u010deno dal\u0161\u00edch 68 754 m<sup>2<\/sup> kancel\u00e1\u0159sk\u00fdch prostor k pron\u00e1jmu, co\u017e je m\u00e9n\u011b ne\u017e v\u00a0minul\u00e9m roce. Pro rok 2014 je zat\u00edm tato hodnota odhadov\u00e1na na 135\u00a0520 m<sup>2<\/sup>.<\/p>\n<p>V\u00a0roce 2013 op\u011bt dominuje v\u00fdstavba nov\u00fdch kancel\u00e1\u0159sk\u00fdch objekt\u016f oproti rekonstrukc\u00edm st\u00e1vaj\u00edc\u00edch objekt\u016f.<\/p>\n<h2>Popt\u00e1vka kancel\u00e1\u0159\u00ed Praha 1<\/h2>\n<p>V pr\u016fb\u011bhu 3. kvart\u00e1lu roku 2013 dos\u00e1hl objem realizovan\u00fdch transakc\u00ed 50 865 m<sup>2<\/sup>, co\u017e p\u0159edstavuje pokles o cca 29 % oproti p\u0159edchoz\u00edmu kvart\u00e1lu. Samotn\u00fd po\u010det transakc\u00ed realizovan\u00fdch v tomto<br \/>\nkvart\u00e1le je 72, medi\u00e1n popt\u00e1vky klesl na 323 m<sup>2<\/sup> (z 329 m<sup>2<\/sup> v r. 2011 a 403 m<sup>2<\/sup> v r. 2012).<br \/>\nV\u00a0tomto kvart\u00e1lu se sn\u00ed\u017eil pod\u00edl renegociac\u00ed kancel\u00e1\u0159\u00ed k pron\u00e1jmu na 34% (pr\u016fm\u011br za lo\u0148sk\u00fd rok \u010din\u00ed 45%). Mezi nejv\u011bt\u0161\u00ed realizovan\u00e9 transakce pat\u0159\u00ed renegociace spole\u010dnosti SAO na projektu Avenir Business Park (6.277m<sup>2<\/sup>), nov\u00fd n\u00e1jem \u010cSOB na Balabence (3.500 m<sup>2<\/sup>) a renegociace spole\u010dnosti Infor na City Empiria (2.650 m<sup>2<\/sup>).<\/p>\n<p>Z\u00a0geografick\u00e9ho hlediska byla v\u00a03. Kvart\u00e1le 2013 nejaktivn\u011bj\u0161\u00ed lokalitou Praha 5, p\u0159edev\u0161\u00edm d\u00edky renegociaci SAP, d\u00e1le Praha 1 a Praha 4.<\/p>\n<h2>Z\u00e1v\u011br pron\u00e1jm\u016f kancel\u00e1\u0159\u00ed<\/h2>\n<p>V\u00a0pr\u016fb\u011bhu letn\u00edch m\u011bs\u00edc\u016f byla aktivita n\u00e1jemc\u016f tradi\u010dn\u011b utlumena, a tak o\u010dek\u00e1v\u00e1me jej\u00ed pos\u00edlen\u00ed a\u017e v\u00a0dal\u0161\u00edm \u010dtvrtlet\u00ed. Ve srovn\u00e1n\u00ed s\u00a0p\u0159edchoz\u00edm obdob\u00edm tak\u00e9 klesl medi\u00e1n i pr\u016fm\u011brn\u00e1 velikost transakce, kde jsme zaznamenali po\u010detn\u011b v\u00edce popt\u00e1vek, ale s\u00a0men\u0161\u00edm po\u017eadavkem na velikost. Stejn\u011b tak klels i pod\u00edl renegociac\u00ed, na co\u017e m\u00e1 ov\u0161em vliv pr\u00e1v\u011b slab\u0161\u00ed aktivita n\u00e1jemc\u016f v\u00a0tomto \u010dtvrtlet\u00ed obecn\u011b. Nejv\u00edce nov\u00fdch pron\u00e1jmu p\u0159ipadalo ve t\u0159et\u00edm \u010dtvrtlet\u00ed na Prahu 1.<\/p>\n<p>Pr\u00e1v\u011b zv\u00fd\u0161en\u00e1 konkurence projekt\u016f na Praze 1 m\u00e1 za n\u00e1sledek postupn\u00e9 zvy\u0161ov\u00e1n\u00ed neobsazenosti, kter\u00e1 i v\u00a0dal\u0161\u00edm roce bude nad\u00e1le pozvolna r\u016fst. Celkem bylo v\u00a0Praze evidov\u00e1no 374.800 m<sup>2<\/sup> voln\u00fdch kancel\u00e1\u0159sk\u00fdch ploch k\u00a0pron\u00e1jmu. Nejvy\u0161\u0161\u00ed z\u016fst\u00e1v\u00e1 st\u00e1le pron\u00e1jem kancel\u00e1\u0159\u00ed Praha 9 (30,9%) a Praha 7 (25,1%), nejni\u017e\u0161\u00ed procento kancel\u00e1\u0159sk\u00fdch ploch k\u00a0pron\u00e1jmu na Praze 10 (5,7%) a Praze 4 (6,3%). V\u00fdrazn\u00fd r\u016fst neobsazenosti o\u010dek\u00e1v\u00e1me p\u0159edev\u0161\u00edm v budov\u00e1ch standardu B z d\u016fvodu preference modern\u00edch, efektivn\u00edch a \u00fasporn\u00fdch kancel\u00e1\u0159\u00ed k\u00a0pron\u00e1jmu v Praze na stran\u011b popt\u00e1vaj\u00edc\u00edch.<\/p>\n<p>V tomto kvart\u00e1le se tak\u00e9 poprv\u00e9 od roku 2009 sn\u00ed\u017eilo nejvy\u0161\u0161\u00ed dosahovan\u00e9 n\u00e1jemn\u00e9 a to p\u0159edev\u0161\u00edm v d\u016fsledku v\u00fdstavby nov\u00fdch projekt\u016f na Praze 1. V sou\u010dasnosti se nach\u00e1z\u00ed v\u00a0r\u016fzn\u00fdch st\u00e1di\u00edch v\u00fdstavby \u010di rekonstrukce cca 310 700 m<sup>2<\/sup>, nov\u00e1 nab\u00eddka pro rok 2013 by m\u011bla dosahovat 78 858 m<sup>2<\/sup>, co\u017e p\u0159edstavuje zhruba 10% pokles oproti roku 2012.
